What Owner Verified means (and what it does not)

A checkmark on the internet usually means somebody paid. Ours is meant to be worth more than that, which only works if we are exact about what it claims.

What it claims

Owner Verified on WashNear means one thing: the person who controls this page controls the business's own website domain. We checked an email address on that domain. That is the entire claim.

Verification is a separate record from billing. A subscription alone does not produce a badge, and paying more does not produce a better one. If paying were enough, the badge would mean "this business has a card on file", which nobody needs to know.

Every owner gets it, free

Claiming your listing is free, and a confirmed claim carries the checkmark whether or not you ever pay us. This changed on 17 September 2026. Before that, a free claimed listing said Owner-managed in words and the checkmark was reserved for paid tiers.

We were wrong to split it that way. The badge answers a driver's question — is this the business speaking, or a directory guessing? — and that question has the same answer whether or not the operator bought anything. Withholding it made accurate, owner-corrected listings look less trustworthy than stale imported ones.

What you pay for is presentation, promotion and measurement. Never credibility.

What it does not claim

• Not a rating. We do not score anyone. Where a Google rating appears on a page it is labelled as Google's number, with a link to the reviews, because it is theirs and not ours.
• Not a review or an endorsement. We have not inspected anybody's work. The badge on a bad detailer means we checked who controls the page, nothing more.
• Not a check of the business itself. Nobody at WashNear has visited the premises, looked at the equipment, or confirmed the photos. We verified the domain, not the wash.
• Not a guarantee. We do not hold money, book the job or stand behind the work. You are hiring the business directly.
• Not insurance or licensing. We do not verify either. Ask the business.

Why we check before publishing, not after

Ownership is confirmed before a claimed page replaces an existing listing. If it cannot be confirmed, the subscription is ended and the payment is refunded.

Checking afterwards would mean running a window during which anyone could pay to control the public page of a business they do not own. That window is the whole attack, and "we'll sort it out if someone complains" is not a plan, because the person who would complain is the owner, who by then has customers being sent somewhere else.

If a listing was claimed by the wrong person

Tell us with the URL and something that shows the business is yours. We would rather investigate a false alarm than leave a real one standing.
